How we determine pricing

Every surface is different. We build estimates around the size of your project, its condition and the work needed for a lasting finish—not a one-size-fits-all price.

Epoxy floor coatings

Square footage is the starting point. The condition of the concrete and the complete coating system determine the work behind that price.

Floor area × system rate + preparation, repairs & project-specific work

  • Measure the floor

The coated area is measured in square feet. A rate per square foot accounts for the selected system's materials and installation labor.

  • Prepare the concrete

Grinding or shot blasting, removing old coatings and cleaning oil or contamination affect labor and equipment needs. Moisture testing may identify a need for additional treatment.

  • Assess repairs

Cracks, pits and spalled concrete are assessed separately. Repair work may be quoted by linear foot, by area or as a defined allowance, depending on the damage.

  • Choose the finish

Solid-color, flake and metallic systems involve different materials and application steps. Layer count, coating thickness, clear coats and slip-resistant additives affect the cost.

  • Account for the site

Edges, steps, vertical surfaces, restricted access and phased work can add time. Small jobs may carry a minimum project charge to cover crew and equipment setup.

Asphalt sealcoating

Driveways and parking lots are commonly priced by square foot, with pavement condition, sealcoat applications and additional maintenance considered separately.

Pavement area × sealcoat rate + crack filling, repairs & other agreed work

  • Measure the pavement

The surface to be sealed is measured in square feet. Larger open areas can be more efficient to complete than small or intricate layouts.

  • Inspect and clean

Debris, vegetation and oil spots need attention before coating. Weathered or porous asphalt can require more material and preparation than a well-maintained surface.

  • Separate cracks and repairs

Crack filling is commonly measured by linear foot. Patching is commonly measured by repair area and depth. Sealcoating is not a substitute for repairing structural pavement damage.

  • Specify the sealcoat

The selected sealer, application method, number of coats and manufacturer coverage requirements influence material and labor costs.

  • Include finishing and access

Parking-lot striping may be priced by linear foot, space or marking. Traffic control, difficult access, multiple visits and mobilization can affect the total; small jobs may have a minimum charge.

We use only premium, commercial-grade materials. The right preparation and coating system are part of the price—not just the visible finish.
